Always remember that right now the market is in the buyers favor. The seller really has no power right now and that means you have to be willing to go the extra mile to get their business.  You want them to see a house that you would be proud to show to the President Of The United States.  I'm not kidding.

Finally, take some time and work on your ad listings for your home. You need to make them attractive as you possibly can. The standard listing that would work when the market was in the sellers favor are not going to cut it today.  You really need to catch the attention of your potential buyer. The normal add for the typical "4 room split level...asking $209,000, blah, blah, blah" isn't going to get you the results you want.
